Permanent leaders in terms of residential and commercial property price growth in Germany.

In the recent years such cities as Munich, Hamburg, Frankfurt am Main, Berlin, Düsseldorf, Stuttgart have remained leaders in terms of residential and commercial property price growth.
According to Empirica, average price per sqm in 2010 was EUR 3700 in Munich, EUR 2900 in Hamburg, EUR 2700 in Frankfurt am Main, EUR 2400 in Cologne, EUR 2300 in Berlin.
These cities also have the highest rental rates.
Rental housing is vital in Germany. More than half of the country's population and more than 80 percent of Berlin residents do not own their accomodation but rent it.
According to Ernst & Young, average rental rate per sqm in 2010 was EUR 14,25 in Munich, EUR 12,5 in Hamburg, EUR 11,5 in Frankfurt, EUR 11,25 in Heidelberg, EUR 10,75 in Düsseldorf and Stuttgart.
Berlin ranked the 8th with the average rate EUR 9,5 per 1 sqm.
